Terms and Policies

• Primary renter needs to be at least 25 years of age.
  
• Booking deposit to be paid with credit card is 50% of stay total. Cancellations occurring less than a month out from arrival date may be subject to full charge unless dates can be re-booked. 
  
• Minimum cancellation fee is $50.
  
• Security deposit of $200 may be charged at check-in.
• Check in 3 pm/Check out 11 am, unless previous arrangements have been made (an early check in is often available).
  
• Absolutely no smoking indoors (any substance), violators will pay for all cleaning, damages, forfeit security deposit and may be evicted without refund.
  
• No  Hunting/ Fireworks/ Target Shooting/ Hazardous materials/ Illegal activity of any kind allowed.
  
• No animals of any kind will be brought onto premises (violators will pay for all cleaning, damages, forfeit security deposit and may be evicted without refund).
  
• We love having carefully supervised children of all ages as guests but please understand it is not a childproof environment.
  
• Please keep a respectful and safe distance from any wildlife. Do not feed.
  
• Sneaking in additional renters or guests will result in extra charges and possible eviction.
  
• Renters will respect neighbors and surrounding property owners by limiting outside noise. Quiet hour by 10 pm.
  
•  Wireless internet and satellite TV is provided as a convenience only and is not integral to the agreement. No refund of rent shall be given for outages, speed, access problems, lack of knowledge, or personal preferences.
• Due to the rural location there are occasional power outages beyond our control. No refunds are will be given for outages, shortened stays, or ruined expectations due to weather conditions.
  
• The renter(s) is advised that the house has a propane gas cook stove, gas fireplace, gas grill and will seek help from the owner if the proper operations of such are not understood. Directions are provided on site in an appliance information binder.
  
• Misuse of the hot tub will result in additional charges to drain and refill ($100 minimum). Hot tub information and policies are available on site, also by request.
  
• Campfires are allowed only in designated pit when no burning ban is in effect.
  
• Owner has the right to charge for damaged, lost or stolen items.
  
• Excessive cleaning $50 minimum.
  
• If charcoal or other combustibles are burned in the gas grill the renter may be charged for a replacement. (Charcoal BBQ is available). Smoker box also available for gas grill.
  
• Renters and renter's guests shall hereby indemnify and hold harmless the owner against any and all claims of personal injury or loss arising from use of the premises regardless of the nature of the accident, injury, illness or loss.
